Once you’ve found the perfect home for you and your family, and you’ve negotiated the best price, finding problems listed in the inspection report is the last thing you want to have to contend with.  No doubt, a home inspector will find some issues or problems regardless of how well the home has been maintained.  So what’s the next step? How do you prioritize those issues that need to be remedied first?

First and foremost, try not to be overwhelmed if the list of repairs is fairly long.  Most of these issues can be readily fixed with the help of a professional.  Here are the 4 most common problems listed on a home inspection report that should be addressed ahead of any other issues:

  • Structural issues – these are some of the most critical problems listed on a home inspection report that should be prioritized ahead of others. Any time there are issues or problems with the load-bearing structural components of a home (the foundation, framing, roof, etc.), they should be fixed immediately.  If neglected, they can cause major damage to the rest of the home.  Plus, they’re an extreme safety hazard.
  • Water damage / water intrusion – another one of the most serious problems listed in a home inspection report is water damage. Although it may not like a big deal initially, water intrusion will often lead to mold growth and other serious issues that could pose a health threat to the occupants of the home. Water seeps in slowly into the walls or the ceiling and soon you will find wet patches that become breeding ground for mold.
  • Electrical system and wiring problems – this can include exposed outlets, improper grounding, outdated wiring, and just about everything in between. While these issues may not seem that significant at first, they’re a disaster waiting to happen and should be addressed immediately to avoid a fire from occurring.
  • HVAC system issues – as one of the most expensive components of a home, finding problems with this system in a home inspection report shouldn’t surprise you. From cracked heat exchangers to leaky ductwork, there is a host of different HVAC system issues that must be addressed as soon as possible.  Depending on the severity of the problem, you might be able to wait a while to have it repaired.  However, it’s best to take care of these problems immediately.
